Representation of university in joint venture to restructure a troubled master-planned community, including dissolving master association and dedicating its assets to a new association and management of outside litigation counsel.

Project is structured to produce units qualifying for Fannie/Freddie/FHA guaranteed loans and comply with requirements for state-funded downpayment assistance. Development is the first of its kind for the client, a nationally-affiliated low-income housing provider, and work involves ongoing advice to developer and residents.
Creation, expansion, financing and disposition of leasehold medical office condominium project in Suffolk VA, including coordination with master property association, amendments to ground lease and REA and preparation of space leases. Condominium strategy was used to work around subdivision ordinance requirements, and condominium includes both traditional interior units and land units.
Conversion of former woodworking plant to mixed-use condominium including health club, offices, parking deck and residences. Work included advising on extensive environmental diligence, closing the construction, bridge and permanent financing, creating and expanding the condominium, and distributing the units to investors.
